The Buyer Agency Agreement

To provide professional representation and comply with current industry standards, we require a signed Buyer Agency Agreement before we can tour any properties together.

It can be written for a single specific property you want to see, or for a general search covering any homes we tour over a set period.

Our professional fee for buyer representation is a 3% commission of the purchase price, plus a $350 transaction fee, both due at closing.

  • The Strategy: When we submit an offer, we will formally request that the seller pay the 3% commission. Many sellers have already factored this into their listing to attract the strongest, most qualified buyers.

  • Your Protection: If a seller declines to pay the commission, you are not obligated to proceed. You can choose to walk away, adjust your offer price to compensate, or pay the commission as part of your closing costs.

Our goal is to ensure you never have a "surprise" expense at the closing table.
